shortsale Understanding the Short Sale ProcessShort sales are popping up everywhere in this current real estate market, and many analysts say the numbers could very well continue to rise throughout 2010. While they can be a burden to a homeowner, they can prove to be quite a bargain for househunters. The irony is that a “short” sale, can actually take quite a long time to go through. So just what is exactly going on between banks, agents, sellers, etc. during a short sale?

Kay Kammeyer blogs about what you need to know when in comes to the short sale process.

“So, who approves the short sale? Normally it is the SMI. The SL only has authority to service the loan, which means deal with the borrowers.

For this, they receive a portion of the payment as their fees. The rest is passed on to the SMI who owns the note. However, all short sale proposals are required by contract to go through the SL.”

As with everything else, the more you know going into a certain process, such as entering into a short sale, the better off you will be.

Phoenix OKs $1B Solar Landfill Deal for Tessera in Buckeye

Tessera Solar received final approval from the Phoenix City Council to build a solar plant estimated at $1 billion on a city landfill in Buckeye.

The Houston company will build a 150- to 200-megawatt system at the landfill on the west side of State Route 85. The project will be built on about 1,200 acres, and Phoenix officials said it will generate about 300 construction jobs.

Questions to Ask About a Short Sale

Short sales are in high demand in this down economy. They have become commonplace amongst listing agents, and can present quite a bargain for the savvy househunter who knows where to look.

But they are also a complex and complicated transaction that requires some knowledge and research. As with any real estate transaction, make sure you are working with a skilled and professional REALTOR®.

In addition, Karen Schlosser blogs about what you need to be sure to ask of a listing agent should you find yourself interested in a short sale listing.

“Before embarking on viewing or purchasing a short sale listing, the listing agent should be asked questions to obtain as much information about the status of the short sale as possible.

The purpose of asking questions ahead of time is to help assess the status of the short sale and, hopefully, set realistic expectations of the prospective transaction.”

A short sale could be an opportunity to get a potential homeowner into a great property. And any listing agent will most likely be more than happy to supply you with any information about the property that you may need. The best buyer is an informed buyer. So know what questions to ask.

Solar-Panel Maker Picks Goodyear Site

Goodyear will house a new factory for Chinese solar-panel maker Suntech Power Holdings Co., which development officials said Wednesday paves the way for more factories and raises hope for a more diversified Arizona job market.

At least 54 renewable-energy companies are looking at the region for possible factory sites, said Barry Broome, president and CEO of the Greater Phoenix Economic Council, which helped lure Suntech to the state.

He said he is hopeful Arizona sees at least three more factory announcements before April and at least six for the year, which would help the state recover from the current recession and housing crisis.
