Is a Home Inspection Really Necessary?
When you are buying a home, there are a lot of costs to consider, beyond the actual price of the house. There are closing costs, inspection costs and so on. So you may wonder if getting a professional inspection is actually necessary. While having an inspection is certainly not a mandatory part of the process, most professional REALTORS® will definitely encourage it.
You do not want to be unpleasantly surprised down the road, and find that the home you bought is in need of very expensive repairs.
Randy Durham explains the ins and outs of getting a home inspection when buying a house.
“You should receive an expert evaluation and a thorough written report about the condition of the dwelling, the physical structure and various systems within it. The report should include all this information along with pictures so that it will help you with any decisions you need to make about any needed repairs.
The home inspector that you decide to use should be trained and certified. Also, you can check to see if they are certified by an independent organization such as the American Society of Home Inspectors (ASHI). Don’t be afraid to ask for proof that their people are trained and certified. If they will not guarantee their work, hire someone different.”
Along with saving yourself from the unhappy surprise of finding out your home needs repairing, a pre-sale inspection is also a good idea because you can often have the seller foot the bill for any necessary repairs. Of course, this is always just another part of the negotiation.
