New Listings Turn Me On!

I can get revved up about a number of things. New listings for one. They really turn me on. It doesn’t matter if I am the only agent the sellers interviewed before making their choice…I love when that happens…or I was the one selected out of several people interviewed.

I work with both buyers and sellers, so perhaps my perspective is a little different. Maybe not. But new listings get me pumped up and raring to go. I can’t wait to get started and tell everyone about the new home.

IT’S SHOW TIME!!

Being enthusiastic is, of course, important. It sends a powerful message to new clients to see that you are excited about helping them sell their home. Too bad so many agents don’t seem to feel that way – take one look at their photos (or lack thereof), MLS listings, and overall marketing and you will sense a lack of enthusiasm and a “who cares” attitude. This is, IMO, especially true in the case of short sales, foreclosures and REOs.

Excitement is in the air with a new listingI really enjoy working through the contract with new clients, fielding their questions, making sure they understand how things are going to work, and setting expectations regarding communication, among other things. Doing these things is pretty important, don’t you think?

The marketing part of a new listing is especially pleasurable. Trying new things using multimedia while exploring different creative approaches, as well as the tried-and-true strategies that have worked in the past, adds to the excitement of a new listing. I love the prep work to get ads and marketing materials in tip top shape, including testing my photographic skills, before pulling the trigger when the listing goes live. And the anticipation of how the market will respond is always a turn-on. It’s even better when the excitement and enthusiasm from buyers is more than I expect.

Opportunity knocksThe other thrill about a new listing is knowing I will learn something, or perhaps many things – it never fails that I add to my knowledge base or acquire a new skill with every listing I take. Even on the rare occasion when success is elusive.

Lising never becomes rote for me, nor do I expect it ever will. I have to wonder, though…do some listing agents get ho hum about their new listings? Does it ever become boring, or so automatic that no thought or creativity is involved? Maybe so, if one has many, many listings.

I think I’ll just stick with getting turned on with each new listing. It’s much more gratifying, and my clients will benefit.
